Important: Services are subject to availability and property owner requirements. We cannot guarantee specific properties or outcomes.
4. Prohibited Uses
Users may not:
Violate any applicable laws or regulations in Singapore
Infringe on intellectual property rights
Transmit harmful or malicious code
Attempt unauthorized access to systems
Engage in fraudulent activities
Harass or harm other users or staff
Use automated systems without permission
Resell services without authorization
5. Service Fees and Payment
Our housing search services are provided to clients at no upfront cost. Our fees are paid by property owners upon successful lease agreements.
No Client Fees
Clients seeking housing do not pay fees for our standard search services. Our commission is paid by property owners.
Premium Services
Additional premium services (such as relocation coordination or specialized consulting) may be subject to separate fees, which will be clearly communicated in advance.
Cancellation Policy
Please provide at least 24 hours notice if you need to cancel or reschedule property viewings. Repeated no-shows may result in service limitations.
6. Intellectual Property Rights
All content on our website, including property listings, images, text, logos, and graphics, remains the property of Portman Search or our licensors.
Limited License
We grant you a limited, non-exclusive, non-transferable license to:
- Access and view content for personal, non-commercial use
- Download property information for your housing search
- Share property listings with family members or co-leasers
Restrictions
You may not:
- Reproduce content without written permission
- Use content for commercial purposes
- Modify, adapt, or create derivative works

We are not responsible for the accuracy or availability of third-party websites, property listings, or information from external sources.
Limitation of Liability
Our liability is limited to the service fees paid (if any). We are not liable for indirect, consequential, or punitive damages.
8. Dispute Resolution
1 Informal Resolution
In the event of any dispute, both parties agree to first attempt informal resolution through good faith negotiations for a period of 30 days.
2 Mediation
If informal resolution fails, parties agree to mediation through the Singapore Mediation Centre before pursuing arbitration or litigation.
3 Governing Law
These Terms are governed by the laws of Singapore. Any disputes shall be subject to the exclusive jurisdiction of Singapore courts.
9. Termination
Either party may terminate this agreement:
- With 7 days written notice for standard services
- Immediately for material breach of these Terms
- For violation of prohibited uses
- For fraudulent or illegal activities
Upon termination:
- Access to services will be discontinued
- Outstanding obligations remain in effect
- Confidentiality provisions survive termination
- You must cease all use of our content and materials
10. Changes to Terms
We reserve the right to modify these Terms at any time. Changes will be effective upon posting to the website with an updated "Last Updated" date. Continued use of services after changes constitutes acceptance of modified Terms.
Significant changes will be notified via email or prominent website notice at least 14 days before taking effect.
11. General Provisions
